The building’s entire structure is of non-combustible construction, providing excellent fire and sound-proofing. Access into the building is controlled by a security system. Points of entry are also monitored by a video surveillance system viewable by all residents.

The building is designed to minimize its impact on the environment and at the same time allow the environment to impact the building’s interior. Superior roof, wall and window assemblies provide a highly effective thermal barrier against Winnipeg’s extreme climate, without compromising the infiltration of abundant natural light. The building’s heating, cooling and ventilation systems utilize Manitoba’s 100% efficient renewable electricity to provide individually controlled thermal comfort and continuous fresh-air to each suite. Water-conserving plumbing fixtures further reduce the impact on the environment, and the use of low V.O.C. paints and finishes further enhance indoor air quality.
